Exciting 12'x20'x11' Syracuse model with options: Hardiplank siding, 5' French Doors, 36"x52" vinyl windows, paintable shutters, 5'x5' pressure treated ramp, Provincial cupola P-24-C and Yacht weathervane. Scroll down to see the interior of this beautiful building prior to the interior being drywalled and painted. The basic Syracuse is equipped with T1-11 siding and swing-out, barn-style, doors. Windows, ramp, cupola, lattice, Hardiplank, ridge vent, lamps, and shutters are optional. Click Here for Hardiplank and vinyl siding pricing.

16x24 Syracuse with standard T1-11 siding and reverse gable, as priced in the left-hand column. Options are: French Doors, home-quality windows, pressure treated ramp, lattice, and paint.

The Syracuse sets a new head-to-toe standard for the hip roof variety of lawn and garden buildings. Like the Encore, the Syracuse is equipped with an exclusive Bradley Cool-it Ventilation System. The roof and side structure have been redesigned to accept a horizontal 2" continuous vent on both sides of the building; this allows the best cross-ventilation possible.

The exclusive Bradley Cool-it system has another remarkable feature: it permits an enclosed soffit or overhang with either a 1x4 or 1x6 fascia board, the expected look on a building with class. Others simply toenail a 2x4 or 2x6 board around the roof line and pass the so-called "eve board" off as an overhang.

2x10 headers over windows, 2x6
rafters, and optional drywall joists. The pink around the windows is Owens Corning vapor wrap.

The interior was designed to complement the
handsome Harley it protects. Note the recessed
lighting, accent band of wallpaper, and tile. The
proud owner of this Syracuse and Harley is Tom W.
of Georgia.

Viva la difference between a standard yard barn and a Bradley
lawn building. This handsome 10x14 Syracuse features a
steep 8/12 roof pitch (5/12 is standard), vinyl siding, French
doors, octagon vent, extended ramp, and lattice.

Bradley appreciates Don R. for sharing this photo.
This Alabama beauty is a 10"x12"x8'10" Syracuse. The proud
owners decked it out in a tasteful four-color scheme. The windows
are not windows at all, but paintable shutters in a frame. One can
readily see the detail and fine craftsmanship that went into this
appealing lawn building. Note the unique reverse gable on the end.
"I am very pleased with the finished product..." -- Don R.

Bradley also incorporated a unique reverse gable into models with an 8' sidewall. A reverse gable extends outward to the end of the overhang, thus, allowing a true overhang and the remarkable Cool-it Ventilation System without adding significantly to the cost of construction. Note: Models with the Cool-it systems and a ridge vent may be drywalled and air-conditioned with a slight modification. Click Here for prices for 8" to 12" true overhangs with enclosed soffit and ventilation.

An added feature: although the Gambrel roof is both attractive and strong, the roof can become swayback over the years. Here is what happens: the continuous downward pull of gravity on the roof structure causes the sides to bow out; hence, the roof sinks down toward the middle. Prior to the introduction of the Syracuse and Encore, engineers relied on both gussets and collar ties to prevent the problem. Bradley also incorporates these devices, but has gone a step further, building in a unique Bow Guard into every model. Simply put, instead of utilizing a standard 2x4 board as a top plate (the top horizontal board on the wall), Bradley uses a resilient 2x8 top plate which strongly resists the tendency of the walls to bow outward. The Bow Guard is featured in every Syracuse model without additional cost.

Upgraded, heavy duty pressure treated floor system: Other builders feature a floor system topped off by sheets of 1/2" plywood. And some do not use pressure treated lumber. The Syracuse is in the same price range, yet Bradley utilizes an all pressure treated floor system topped off by 3/4" PT plywood flooring. Note: The expected life of pressure treated lumber (as a deck) exposed to the elements is 40 years. The same lumber fully enclosed and protected within a building will last several lifetimes. Scroll down for other defining features.

This particular building was equipped with lateral steel straps for
support. These are incorporated when utilizing the Hardiplank
4x8 Stucco Boards (see below).

The Syracuse is completed. The cupola and weathervane
have been installed. The building is ready to be primed and painted.
Notice the "reverse gable"; the gabled ends extend past the walls
in order to form an overhang. Coupled with the Cool-it Ventilation
system and Bow Guard, the reverse gable is an attribute that may
only be found in a Bradley.

The Prestige Adornments

  • Crafted on-site by a professional Bradley crew. The lumber package will be delivered by HOME DEPOT to your building location -- quality assured materials.
  • Leveling: While one should pick a level site for the building, leveling up to 12" is included. There is an additional charge for leveling exceeding 12". Leveling includes the placement of 4" cap blocks at designated intervals on the high part of the building site; this gives the building a low profile which allows a ramp of a shorter length. On the high part of the ground, 8" concrete blocks are used. The building is then expertly leveled by the placement of pressure treated shims. Note: Purchase a Bradley and the concrete blocks are FREE
  • Heavy Duty Pressure Treated Floor System: Bradley equips each lawn and garden building with a heavy duty pressure treated floor. Other floor systems will simply rot and decay over time; contrariwise, pressure treated lumber has a life expectancy of 40 years. The building sits squarely on a support system consisting of pressure treated 4"x4" beams resting on concrete blocks. The beams are crossed by pressure treated joists spaced 12" on center. Buildings with a 6' sidewall receive 2"x4" joists 12" OC, all other models feature 2"x6" joists 12" OC. Both floors are topped off by heavy duty 3/4" 4'x8' pressure treated plywood. Note: Deduct the Bradley floor when constructing on an optional concrete slab.  Click Here  for the reduction.
  • Studs: Number 2 white wood spaced on 16" centers. Some builders space studs 24" on center which can cause the siding to warp.
  • Bow Guard Top Plate: Bradley incorporates a unique Bow Guard into every Syracuse model (unique in the sense that on one else has it). As before, instead of utilizing a standard 2x4 board as a top plate (the top horizontal board on the wall), Bradley uses a resilient 2x8 top plate which strongly resists the tendency of the walls to bow outward. Note: The 2x8 top plate is in addition to the standard 2x4 top plate used in models with 6' and 8' sidewalls, hence, a double top plate. A single Bow Guard is used in models with a 6' sidewall.  The Bow Guard serves to prevent the building from becoming sway back and is featured without any additional cost.
  • Bottom Plates: Single pressure treated 2"x4" bottom plate
  • Ceiling Rafters: 2"x4" rafters on 8' and 10' wide models, 2"x6" boards on 12' and 16' wide models. The rafters are spaced 24" on center.
  • Exterior Siding: The building is dressed out in Georgia Pacific's premier 5/8" T1-11 exterior plywood siding (unprimed); it has a groove 8" on center and has a cedar texture. The siding is ready to be painted or stained (not included in base price). As an option, choose Hardiplank brand 4x8 sheeting with a stucco texture (as illustrated) for an additional $7.18 per square foot. When selecting this option, either a 36" steel insulated walk through door or French Doors are required. Bradley cannot build swing open type doors with Hardiplank.
  • Siding and Trim Nails: Bradley insists on either galvanized or electroplated rust-resistant nails. Wax coated nails will soon rust and leave ugly marks and streaks.
  • Roof decking:  4'x8' sheets of  7/16" OSB (Orient Strand Board); the decking is the industrial standard and is found on practically every new home.
  • Reverse Gable: Bradley incorporates a unique reverse gable into models with an 8' sidewall  -- no one else includes this feature. Models with either a 4' or 6' sidewall have a standard gable. A reverse gable extends outward to the end of the overhang, thus, allowing a true overhang and the remarkable Cool-it Ventilation System (see below) without adding significantly to the cost of construction. Note: Models with the Cool-it systems and a ridge vent may be drywalled and air-conditioned with a slight modification.
  • Fascia Board: 1"x4" white wood all sides.
  • Shingles: Owen-Corning Classic shingles, the Pink Panther brand, is the professional choice. There are nine colors from which to select, ranging from tan to dark brown to gray to black. Unlike many of our competitors who offer a low end 20-year shingle, Bradley includes shingles warranted for 25 years. For a distinctive look, add architectural shingles for a nominal fee.
  • Felt Paper: Felt paper is included at no additional cost; others charge an extra .45 cents per square foot. On a 12'x16' model, the added felt is a costly $86.40.
  • Trim Boards for Corners and Around Windows: 1"x4" white wood.
  • Double Doors: Choose either 48", 60", or 72" wide openings. Extend the width to 8' for only $126.00. Doors are mounted on 6' steel piano hinges which cannot be dismantled from the outside. The sturdy doors are reinforced with 2"x4" and 1"x4" white wood. Note: When placing Bradley Specialty doors on the side of the building, the Cool-it Ventilation System (see below) is moved to the ends.
  • Door Design: Don't settle for a simple "X" design; that is, unless you like it, when you can customize your building by choosing one of many Bradley Specialty doors -- no one else has them. Or choose a standard factory produced door, to include 5' and 6' wide French doors, garage doors and walk through doors.

  • Hasp: Heavy duty hasp is included.
  • Windows: No windows are included in the base package. Add one or more durable vinyl windows at a great price.  Click Here  to select a vinyl window.
  • Ventilation System: Each Syracuse is equipped with the Bradley Cool-it Ventilation System. The roof and side structure have been redesigned to accept a horizontal 2" continuous vent on both sides of the building; this allows the best cross-ventilation possible. Add either a functional cupola or a ridge vent for maximum ventilation  Add a none functional cupola for its good looks.  Click Here  for styles and pricing.
  • Closed Overhang: The exclusive Bradley Cool-it system has another remarkable feature: it permits a closed soffit or overhang with either a 1x4 or 1x6 fascia board, the expected look on a building with class. Others simply toenail either a 2x4 or 2x6 board around the roof line and pass the so-called "eve board" off as an overhang.
  • Building Permit: Due to the logistics involved, the customer is responsible for securing a building permit (if required) and insuring that the building site conforms to setback requirements and any other covenant restrictions that may apply to your neighborhood. (Note: Some counties, as Cobb County, do not require a permit if the cost of the building is under $3,000.00.) To secure a building permit, call the building and zoning department in your county; the best way to reach them is dial your county's information number. The building and zoning department will provide an address and office hours. Most counties require a copy of your plat map (survey) with a penciled drawing of the placement of the building. You may also wish to print out this page in order to show them exactly what you are planning to build. The fees average $45.00 to $260.00, but may be higher.
  • Warranty: One-Year Limited Warranty on workmanship and construction. A Bradley lawn and garden building is crafted from the finest of materials and provides a lifetime of trouble free service. Basic proper maintenance (as caulking and painting) is required. Note: Building must be stained or painted within 60 days after completion or the warranty is made void.
