The Kentucky Colonel is built in the Southeastern region of the United States:  Alabama, Georgia, South Carolina, and the southernmost parts of Tennessee and North Carolina. Sorry, but we do not build this model in Florida or Virginia.  

Depicted is a 28'x30' Kentucky Colonel Garage Apartment. The copyrighted model is a throwback to the days when the gambrel roof was popular throughout the colonies. This is an updated design where the entire upstairs, excepting the corners, have 9' ceilings throughout. Hence, this is a true two-story home with a 4-part roof only on the last 2' of the walls. This design may be customized; for instance, the width and length may be changed; the porch shortened, the model flipped so that the porch is on the right side, etc.

PRICING:  A 26'x30' Colonel with Hardiplank lap siding, Lifetime architectural shingles, windows, stairwell, partition walls, etc., shown in the plan below is around $41,500.00 to include all discounts, materials, labor, and tax. Installed on optional concrete slab. The Colonel has great curb appeal and is a home-quality building.

The shed roof looks evident; however, the central portion (again, excepting the 2' on both ends) is a true two-story built with a truss system.

The garage doors show here are 8' in height; the standard door is 7' in height.

The siding is Hardy Company board and batten. Both Hardiplank and vinyl lap sidings are available, as is T1-11.

Upstairs elevation of a 26'x30' model. The great room, to include the open stairwell, is 16.5' x 25'. There are two queen-sized bedrooms with closets, a bath with a privacy enclosure for the water closet and shower/tub. The door beside the pantry leads out to a second level deck.

While most clients select Lifetime architectural shingles, metal roofing is available for an up charge in price.

Side elevation showing sliding barn-style doors. The client, for which this model was designed, ended up going with French doors. The sliding doors, while attractive, are not bug and water tight.
