Available in 16', 18', 20', 24', 36' widths. Lengths range from 16' to 80'. Ideal for either a working barn, garage apartment, mother-in-law quarters, workshop, home office, vacation or retirement villa, garage with a rental apartment, or temporary living quarters in the back of your property which could be later rented for income after the main house is constructed. The home quality Bainbridge represents a modern approach to the endearing barn. The four part gambrel roof and other basic lines are left intact; however, the wing has been transformed into a more pleasing geometric form with just the right touch of molding. The configuration not only adds beauty and appeal to the building but also brings it into the 21st Century for another generation to love.

The Bainbridge includes features that others simply do not offer. For example, the headroom downstairs is not a paltry 7', but an 8' ceiling which allows the installation of an overhead garage door. The upstairs is also taller; most barn style buildings have only 7'4" of headroom to the apex upstairs; the Bainbridge gives you an extra 12", thus, avoiding that closed in feeling. Note: Raise the downstairs headroom to 10'.

Another important factor that many builders seem to forget is proper ventilation. If you plan on insulating and drywalling the building at a later date, under-the-eve venting and a ridge vent are mandatory. Otherwise, the rafters will sweat and the drywall will become saturated with water. The 16' and 20' Bainbridge models feature a true 8"-9" overhang with under-the-eve venting on two sides, the expected features on a home-quality building. The 24' and 36' models include a 12" enclosed soffit on all sides. Choose either a continuous ridge vent or two oversized wall louver vents to allow the rising hot air to be expelled.

The Prestige Adornments

  • Crafted on-site by a professional Bradley crew. The lumber package will be delivered by HOME DEPOT to your building location — quality assured materials.
  • Leveling: 16', 18, and 20' wide models. While one should pick a level site for the building, leveling up to 12" is included. There is an additional charge for leveling exceeding 12". Leveling includes the placement of 4" cap blocks at designated intervals on the high part of the building site; this gives the building a low profile which allows a ramp of a shorter length. On the high part of the ground, 8" concrete blocks are used. The building is then expertly leveled by the placement of pressure treated shims. Bradley is currently offering FREE concrete blocks.
  • Concrete Slab: The 24' and 36' wide models rest firmly on a 4" monolithic concrete slab with footers. Leveling up to 6" is included. Note: There will be an extra charge if fill or additional leveling is required. When building on your slab, deduct $5.50 per square foot for models under 500 SF, over 500 SF, deduct $4.55 SF. 
  • Heavy Duty Pressure Treated Floor System:  Bradley equips 16', 18', and 20' wide standard models with a heavy duty pressure treated floor. Other floor systems will simply rot and decay over time; contrariwise, pressure treated lumber has a life expectancy of 40 years. The building sits squarely on a heavy duty support system consisting of pressure treated 6"x6" beams supported by concrete blocks. The beams are crossed by pressure treated 2"x6" joists spaced 12" on center, topped off by heavy duty 3/4" 4'x8' pressure treated plywood. Note: Deduct the Bradley floor when constructing on an optional concrete slab.  Click Here  for the deduction.
  • Studs: Number 2 white wood spaced on 16" centers.
  • Top and Bottom Plates: Number 2 white wood top plates (2) and pressure treated bottom plate. 
  • Utility Staircase: A 36" utility staircase with landing, handrail, and safety balusters are included. Specifications: 2"x10" steps, 2"x4" handrail, and 2"x2" safety balusters. Note: We will also build straight stairs if local zoning will permit. As an option, swap the 36" interior stairs for 36" exterior pressure treated stairs with top landing for only $772.00. The upgrade includes a 36" six-panel steel insulated door with 9 lites. Specs: 2"x10" steps, 2"x4" handrail, 2"x2" safety rungs. Upgrade to either 42" or 48" stairs, and add a finished tread. for pricing.
  • Full Loft: 16', 18', and 20' wide models. The heavy duty loft is supported by sturdy 2"x10" floor joists spaced 12" on center. The joists are overlaid with 3/4" tongue and groove plywood. Both the 24' and 36' wide models boast the Bradley Silent Floor System: 14" commercial I-Beams spaced 16" on center, topped off by 3/4" (actual 23/32") tongue and groove plywood flooring. Note: If you plan on installing vinyl, tongue and groove flooring is necessary; the measure prevents premature cracking of the vinyl at the seams. Bradley includes tongue and groove flooring at no additional cost.
  • Ceiling Rafters: 2"x6" rafters on 16'' and 18' wide models, 2"x8" rafters on 20', 24' and 36' wide models. The rafters are spaced 24" on center and connect to a ridge board.
  • Exterior Siding: The 16', 18' and 20' wide Bainbridge models are protectively wrapped with Georgia Pacific's premier 5/8" T1-11 exterior plywood siding (unprimed); it has a groove 8" on center and has a cedar texture. The siding is ready to be either painted or stained (not included in base price). Note: As an option, upgrade to either Hardiplank lap siding or vinyl. Click on the options link at the top of the page.
  • Exterior Siding: The 24' and 36' wide Bainbridge models include double wall construction. Firstly the building is wrapped in sturdy 7/16" OSB. Secondly, the OSB is wrapped in a moisture protective barrier to prevent water from filtering through the walls. And, lastly, Hardiplank lap siding, a concrete composite board, is attached to the OSB. This is in accordance with the manufacturer's specification, lest the 50-year warranty become invalidated.
  • Siding and Trim Nails: Bradley insists on either galvanized or electroplated rust-resistant nails. Wax coated nails will soon rust and leave ugly marks and streaks.
  • Roof decking:  4'x8' sheets of  7/16" OSB (Orient Strand Board); the decking is the industrial standard and is found on practically every new home. 
  • True Overhang with Enclosed Soffit and Venting: The 16', 18' and 20' wide models are equipped with a true 8" to 9" overhang with vinyl soffit and venting on both sides; the front and rear feature an updated clean look with double fascia boards (see below). The 24' and 36' Bainbridge models feature a 12" overhang on all sides. Note: Proper venting is required if the building is insulated and drywalled; otherwise, the rafters will sweat and the drywall will become saturated with water. This is prevented in the Bainbridge by under-the-eve venting and a continuous ridge vent on top. The configuration allows the natural intake of cold air in the soffit vents and expelling hot air through the ridge vent. As an option, swap the continuous ridge vent for two oversized wall louvered vinyl vents.
  • Double Fascia Board: 1"x6" white wood all sides accented with a 1"x4" board.
  • Shingles: Owen-Corning Classic shingles, the Pink Panther brand, is the professional choice. There are nine colors from which to select, ranging from tan to dark brown to gray to black. Unlike many of our competitors who offer a low end 20-year shingle, Bradley includes shingles warranted for 25 years. For a distinctive look, add either architectural shingles or a metal roof for a nominal fee. 
  • Felt Paper: Felt paper is included; others charge an extra .45 cents per square foot. On a 16'x24' model, the added felt is a costly $172.80.
  • Trim Boards for Corners and Around Windows: 1"x4" white wood.
  • Garage Door: 16', 18' and 20' wide models. Choose either a 9'x7' overhead garage door (with glass) or 5' wide French doors with 1/2 glass. You also have the option of trading in the garage door for a Bradley custom made specialty door. Deduct $350.00 if you choose a swing open style door.  Click Here  to select a Specialty Door. The 24' Bainbridge is equipped with two 9'x7' doors with glass. The 36' Bainbridge includes an additional 9'x7' garage door.
  • Walk Through Door: Your choice of either a  32" or 36" six-panel insulated door is included (predrilled for your lockset).
  • Windows: Six home quality, tilt down, double insulated vinyl windows (white with screens)) are included in the 16', 18', and 20' models: four 36"x48" and two 36"x36". The 24' model includes 6 ea. 36"x48" and 2 ea. 36"x36" windows and the 36' model includes 8 ea. 36"x48" and 2 ea. 36"x36" windows.  Click Here  to select other windows.
  • Ventilation System: Under-the-eve venting and a continuous ridge vent. As an option, choose two large wall louvered vinyl vents. Add a functional cupola for maximum ventilation. Add a none functional cupola for its good looks.  Click Here  for styles and pricing. 
  • Building Permit: Due to the logistics involved, the customer is responsible for securing a building permit (if required) and insuring that the building site conforms to setback requirements and any other covenant restrictions that may apply to your neighborhood. To secure a building permit, call the building and zoning department in your county; the best way to reach them is to dial your county's information number. The building and zoning department will provide an address and office hours. Most counties require a copy of your plat map (survey) with a penciled drawing of the placement of the building. You may also wish to print out this page in order to show them exactly what you are planning to build. The fees average $45.00 to $250.00, but may be higher.
  • Warranty: One-Year Limited Warranty on workmanship and construction. A Bradley lawn and garden building is crafted from the finest of materials and provides a lifetime of trouble free service. Basic proper maintenance (as caulking and painting) is required. Note: Building must be stained or painted within 60 days after completion or the warranty is made void.
