At first glance one can almost taste the beauty of design and function wrapped up in this succulent model — the Ambrosia is the crème de la crème of the garden variety. The model is exclusive to and copyrighted by Bradley.


A dream come true. A 12x24 Ambrosia pool house with a spacious 4' portico enhanced by white shingle shakes and six handsome columns. The shakes and columns are made of vinyl and do not require any maintenance. The sidewalk leads around to rear of the building to a 5x7 roll-up door. The latter opens into a spacious 8'x12' storage area for pool equipment. Imagine this dreamy creation sitting in your own lawn. for an interior photo of the loft over the portico.


   


A 16x22 Ambrosia workshop including a 6"x16' portico with premium deck boards and six aluminum posts. This distinctive model was built on blocks with a wood floor.  Inside there is a 6'x16' loft over the portico and a 4'x16' loft at the end of the building.  Although not shown, there is a 9x7 overhead garage door with a 9' wide ramp in the rear.  This model is an excellent choice for either a home office or mother-in-law suite.


Simply scrumptious 12x16 Ambrosia with inviting French doors framed by a handsome 2'x12' portico. The vinyl  lattice around the bottom lends an added touch of charm while allowing ventilation  beneath the building. Although not shown, this model is equipped with  a full loft and Premium pull-down stairs. Note: The Ambrosia looks terrific built on either a concrete slab or wood floor. for a photo of the front elevation.


Stunning 8x12 Ambrosia, including a 2' portico. This model sports many options: concrete slab, octagonal window, cupola, electrical fixture, architectural shingles, vinyl siding, and scalloped vinyl adorning the front gable. The basic model includes a pressure treated floor and T1-11 siding. 

The Ambrosia was designed especially for the discriminating buyer who is looking for both value and beauty. A dream come true: the Ambrosia is priced thousands of dollars less than one might expect for a building of this quality. 

The Ambrosia poses as a garden building, but behind its charming facade is a garage; enter through the optional portico into the cavernous interior with a vaulted ceiling. Over the portico is a heavy duty loft for storage. On the opposite end are two 4' heavy duty loft sections for additional storage. Scroll down to see the elevation plan on the portico gabled end of a 16' wide model.

The basic Ambrosia model features: a dramatic 12/12 roof pitch, T1-11 siding, 36" walk through door with 9 lites, and a true overhang with enclosed soffit and ventilation. (Note: The overhang on both 10' and 12' wide models is 8" to 9"; this is due to the 12/12 pitch: a wider overhang would require the rafter tail to fall further down the wall, hence, making the sidewall to appear as if it was only about 7'. The overhang on the 16' model is 12".)  Also included are: a 36"x52" vinyl tilt-down window, vinyl shutters, 25-year 3-tab shingles, and ridge vent. Optional items shown but not included in the basic price are: garage door with lites, 6' long portico with overhead storage (triple posts on each corner), ornamental molding on columns, a 7' wide star- point gable (includes Quaker style tabbed shingles), octagon window (add $204.00), and a 6' long arbor.

The Ambrosia also features a heavy duty, pressure treated floor. The illustration reflects a model constructed on a tiered concrete slab with a 3' wide stoop or patio running the length of the building (not included). Note: Coach lamps, lockset for the door, concrete slab and paint are not included. Hardiplank lap siding and vinyl siding are available at an additional cost. Suggested options: Add a second door and window for access to the arbor. Or in the package model, trade in the garage door for French doors for a most attractive home office or guest cottage.

The Prestige Adornments

  • Crafted on-site by a professional Bradley crew. The lumber package will be delivered by HOME DEPOT to your building location — quality assured materials.
  • Leveling: While one should pick a level site for the building, leveling up to 12" is included. There is an additional charge for leveling exceeding 12". Leveling includes the placement of 4" cap blocks at designated intervals on the high part of the building site; this gives the building a low profile which allows a ramp (optional) of a shorter length. On the high part of the ground, 8" concrete blocks are used. The building is then expertly leveled by the placement of pressure treated shims. Bradley is currently offering FREE concrete blocks with every model. 
  • Heavy Duty Pressure Treated Floor System: Bradley equips the Ambrosia with a heavy duty pressure treated floor. Other floor systems will simply rot and decay over time; contrariwise, pressure treated lumber has a life expectancy of 40 years. The building sits squarely on a support system consisting of pressure treated 4"x4" beams resting on concrete blocks. The beams are crossed by pressure treated 2"x6" joists spaced 12" on center, topped off by heavy duty 3/4" 4'x8' pressure treated plywood. Note: Deduct $1.32 per square foot for the Bradley floor when constructing on an optional concrete slab.
  • Studs: Number 2 white wood spaced on 16" centers. Some builders space studs 24" on center which can cause the siding to warp. Note: To create a dramatic cabinet shop or some other commercial application, raise the 8' sidewall to 10'.

  • Top and Bottom Plates: Number 2 white wood double top plates, and a single pressure treated bottom plate. 
  • Ceiling Rafters: 2"x6" rafters on 10' and 12' wide models and 2"x8" rafters on 16' wide models. Rafters are spaced 24" on center. Collar ties are included to prevent the building from becoming swayback.
  • Exterior Siding: Georgia Pacific's premier 5/8" T1-11 exterior plywood siding (unprimed); the latter has a groove 8" on center and has a cedar texture. The siding is ready to be either painted or stained (not included in base price). Note: As an option, upgrade to either Hardiplank lap siding or vinyl siding.  Click Here  for pricing.
  • Siding and Trim Nails: Bradley insists on either galvanized or electroplated rust-resistant nails. Wax coated nails will soon rust and leave ugly marks and streaks.
  • Roof Decking:  4'x8' sheets of  7/16" OSB (Orient Strand Board); the decking is the industrial standard and is found on practically every new home. 
  • Star-Point Gable (included in package price only): Gable with Quaker style tabbed shingles accenting the 7' wide star point. The star-point gable has a greater angle than that of the 12/12 pitch of the roof.
  • Portico (included in package price only): Includes a handsome 6' long portico; increase the portico length to 16'-18' for a dramatic carport; the cost is equal to purchasing a building of the same length' as the portico and building combined. The portico is supported by triple 4"x4" posts on the corners; the ceiling is finished with exterior 4'x8' sheets of plywood and 1"x2" batten boards to obscure the joints. Inside, the portico forms a heavy duty loft (features 3/4" plywood floor) which provides ample storage. Note: The portico includes a 6' long pressure treated floor upon which the posts are attached. The floor is constructed of heavy duty 2"x6" floor joists, overlaid with 1"x6" premium pressure treated boards. As an option, place the supporting posts of the portico in concrete and move the 6' floor to the arbor section.
  • Loft Sections (included in package price only): Includes two 4' heavy duty loft sections. This is in addition to the loft created by the portico. Add a full loft if your budget permits.
  • Pull Down Stairs (not included): Add pull down stairs in the loft sections for easy access, only $155.00 additional for 1"x4" treads.
  • Arbor (included in package price only): The styling is enhanced by the addition of a functional arbor from which to hang plants or just to sit beneath and relax. The arbor is created from 4"x4" pressure treated posts and rafters and 2"x2" crossties (scroll down for an arbor elevation plan). The rafters are notched for a custom look. The posts are enhanced with ornamental molding (designs are dictated by availability).
  • Enclosed Soffit: True overhang with enclosed soffit and vents: 8" to 9" on 10' and 12' wide models and 12" on 16' wide models. 
  • Fascia Board: 1"x6" white wood all sides coupled with 1"x4" trim boards.
  • Shingles: Owen-Corning Classic shingles, the Pink Panther brand, is the professional choice. There are nine colors from which to select, ranging from tan to dark brown to gray to black. Unlike many of our competitors who offer a low end 20-year shingle, Bradley includes shingles warranted for 25 years. For a distinctive look, add either a metal roof or architectural shingles for a nominal fee. 
  • Felt Paper: Felt paper is included at no additional cost; others charge an extra .45 cents per square foot. On a 12'x16' model, the added felt is a costly $86.40.
  • Trim Boards for Corners and Around Windows: 1"x4" white wood. Note: Trim boards are not installed when shutters are used.
  • Entrance Door: Includes one 36" six-panel, steel insulated door with 9 lites. Or save money by selection a Bradley Specialty door (T1-11 siding only) — no one else has them.  Click Here  to select.
  • Garage Door (included in package price only): One each 9'x7' garage door with a row of glass is included. If desired, substitute the garage door for 5' wide French doors with a 15 light pattern for only $119.00. Other doors are available;  Click Here  to select door size and options.
  • Lockset: Locksets are not included. Garage doors are equipped with lock and keys.
  • Window: One each 36"x52" home quality, vinyl tilt-down, double insulated window. There are several sizes from which to select.
  • Shutters: A pair of handsome solid panel vinyl shutters give the windows a finished look. Shutters are paintable.
  • Ventilation System: Under-the-eve (soffit) vents and a ridge vent (choose brown or black). In lieu of the star-point gable, add a functional cupola for added excitement.

  • Building Permit: The customer is responsible for pulling a building permit and abiding by any Subdivision covenants, if applicable. Some counties, as Cobb, do not require a building permit if the structure costs less than $3000.00. Nevertheless, there are setback requirements; hence, you should not build too close to a neighbor's property. For information, call your county's information number; they will direct you to building and zoning.
  • Warranty: One-Year Limited Warranty on workmanship and construction. A Bradley lawn and garden building is crafted from the finest of materials and provides a lifetime of trouble free service with basic maintenance (as caulking and painting). Note: Building must be stained or painted within 90 days after completion or the warranty is made void.
